
Southern Walk Homeowners Association
IMPORTANT ANNOUNCEMENT

Over the past year, the Southern Walk Homeowners Association (SWHOA) has twice sought homeowner consent to enter into new Bulk Billing agreements for internet services. Unfortunately, both efforts did not receive the required level of consent.
​
As of July 2025, the wired internet services in Southern Walk transitioned from HOA-managed bulk billing to individual retail accounts. While this transition was disruptive due to factors beyond the HOA’s control, the community persevered through the challenges.

Although SWHOA no longer manages bulk billing services, it remains legally obligated to exist as a corporate entity. This means homeowners must continue paying monthly assessments indefinitely unless action is taken. The lasting solution to this ongoing issue is the dissolution of SWHOA.

Dissolution Initiative
On August 25, 2025, the SWHOA Board approved a motion to begin the dissolution process. However, the Board does not have the authority to dissolve the Association; that decision rests solely with the homeowners.
According to our governing documents, dissolution requires approval from at least 890 homeowners (80% of the 1,112 homes). Importantly, all owners of each property must sign the consent form. This provision was originally established by the builder to protect the business interests of OpenBand Telecommunications.

The Board recognizes that reaching this threshold is challenging, especially since about 10% of homes are owned by absentee owners. Success will require active participation from every homeowner. Each of us must not only submit our consent promptly, but also encourage co-owners, friends, and neighbors to do the same.

Dissolution Committee
To support this community effort, SWHOA has formed a Dissolution Committee. Several volunteers have already joined, and the committee will be provided with up-to-date voting data to help target outreach effectively.

Credit Balances with SWHOA
